FLIPPING TIPS Today's buyers are Smart! If you are charging FULL RETAIL for your flipped real estate property, it must be mechanically sound and look great! The floorplan should have a open flow and the kitchens and baths must be totally updated to retail grade, not rental grade. The house's exterior should reflect the updates on the interior with nice landscaping and eye-popping curb appeal. The way to make the best profit on any real estate deal is on your way INTO the deal. If the seller won't sell at the price you need for your desired profit, walk away. Curb appeal is everything!!! As a rule of thumb, be prepared to allot 8-10% of your real estate flip budget for landscaping. If you"re going to spend $50k on your renovations, then you better plan on $5k for landscaping. If you follow this rule, you can usually expect a 2-2 1/2 times return on your real estate investment. Whenever possible, use fresh sod lawns. Nothing makes a yard look better than a newly laid sod lawn.. If your landscaping budget is limited,We suggest you put it all into the sod. You can get the most bang for your buck and the overall appearance will stand out above the rest. Keep it Simple! Don't go overboard on your landscape designs. Simple, clean and green is usually best. MOVING TIPS 1. Start with more boxes than you think you will need. This step will save you lots of headaches in the long run. 2. Label boxes by room and put labels on the doors of the rooms they're going to in order to reduce confusion. 3. Nothing makes moving easier than having less to move! Now is the time to have a garage sale or make a donation to charity. 4. If you can't bring yourself to sell it or give it away, mark a bunch of boxes destined for storage. Try to keep clutter out of your house for a while. If you haven't unpacked it within a year, you probably never will and might be ready to throw or give it away. 5. Prepare a moving kit. This kit should include things you'll need right away: cleaning supplies, trash bags, a hammer, sponges, paper towels, paper plates and plastic utensils, light bulbs, hand soap, and toilet paper. Also pack several days' worth of clothes, your bedding, special children's toys, and any needed prescription drugs and toiletries. Also keep small valuable items and important documents like bank records, birth certificates, passports, credit cards, realtor and utilities contact information, you. Remember your moving survival kit should go in the car with you, not in a moving van! 6. Avoid damage, wrap furniture in plastic wrap, which can be purchased at storage and moving companies. Wrap breakables in towels or newspaper. 7. Pack boxes to capacity, but make sure to use the right sized boxes for your stuff. Don't put more than 30 pounds in each one. Use smaller boxes for heavier items such as books, and larger boxes for light items such as bedding. 8. You'll need strong plastic packing tape to close up the boxes securely. |
